The house sits in a neighborhood of older small cottages on a west-facing hill. Over the years, larger houses have been built and many old ones have been expanded to the
point where the neighborhood is losing its character. The client’s family owns the house next door and they wanted to preserve the original scale and feel of the area, which was a challenge with a 2000 square foot 4-bedroom house.
The steep slope lent itself to bedrooms on the lower level with a large open living space and one bedroom/bath on the entry level. The living area, with full height glass and a deck floating in the trees 12’ above grade, is a complete surprise after entering through the closed courtyard side.
The main entry level works as a small 1000 square foot house for the owners a majority of the time. During the summer and busy weekends, the downstairs bedrooms, with a separate entry and outdoor sitting area, accommodate guests and family. The HVAC system is zoned so the two areas can function independently.
